I found this site yesterday, made two posts..now I find myself nosing through all the back pages/older posts and have actually become excited about advertising again.
This weekend I'm running a couple smaller ads, one in particular is for some lots that I have for sale. i'm thinking of doing something like this.. $10,000 rebate!! or up to $10,000 rebate..
The rebate is actually money that would be applied if they buy the lot and accepted us as a builder. The "up to" would also depend on the lot..one is $110,900...thats the $10,000 rebate...the smallest is $46,000...I'd probably offer $5,000 on that one.
Other items...I've got a duplex that has had "0" interest in it and a $1.29 Million dollar home thats absolutlely stunning, but we can't seem to find our audience. I did a promotion two weeks ago with a high end jewelry store, offered a $1,000 gift certificate to the store, we served wine, snacks, etc... I used a Physicians list..ended up sending out around 1,300 post cards..30 people attended which I thought was a little low..no financial interest in the house, but it's resulted in two possible builds and possibly up to 4 condominiums...so it still was a success. People are more energized by the fear of loss than the benefit of gain. So rather than $10,000 rebate, why not "you could lose $10,000 if..." Thanks for the advice! We've been running an open house on one particular home, every other week for the last three months. todays ad read...you could lose $20,000... I ran all the positive things about the home in question form such as, do you want a luxury home with whirlpool, hardwood, etc?... Do you want a home for less than... etc?.. at the bottom... If you miss this opportunity! The ad looked nice, but was effective..14 cars..roughly 30 people...couples, kids, etc... 5 very interested that left call back information, current financials, etc.. and one guy walked in..where here to see you..even got a very nice listing off the ad...your my new realtor! We where lucky to see two people at previous open houses. I was starting to give up on print advertising and am now realizing..it's how you present it. I'm very dissapointed with my local paper though, I thought I'd get a little more creativity from them for the price I pay for weekly advertising. At least with a good response, it doesn't feel like a loss. you guys/gals are great! | | | | |
